Property Renovation and Conversion
I undertake all aspects of house / property renovation and conversions whether a complete property rebuild from the ground up, extensions, room conversions or loft conversions. I have been managing these for many years and in addition to my own extensive project management and hands on skills, I have a number of trusted specialist tradespeople I work with to get the job done to the highest quality and attention to details. A typical checklist of our projects includes:
1. Project Planning and Design
Before we start, we will go through your ideas, your expectations, architectural plans (or suggest an architect), council building regulation requirements and perhaps key, your overall budget! We will discuss all of these and work with you to ensure everything is achievable.
2. Managing the Project
Once the budget, plans and project has been given the go ahead, I will work through all the timescales so we can organise the tradespeople, product materials / suppliers / brands and other aspects such as whether you'll need to move out and how long for. Efficient project management of any property renovation and conversion is key to the success my customer satisfaction.
3. Product Sourcing
I liaise with you to establish whether you have any particular brands that you require or whether the client will be supplying various parts of the project e.g. the kitchen / bathroom / roof windows, underfloor heating etc I can use my existing trade suppliers to obtain competitive pricing and will do so for all other aspects of the project including the flooring, ceiling, insulation, fixtures, pipework all to building regulation specifications. I will also organise for fully licensed skip / waste services from day one if we are demolishing / removing existing / old structures.
4. Structural Integrity
If we are building a new house, extension or where we need to knock through structural walls, we will ensure this is done safely and work with structural engineers where required to ensure the full compliance and safety of your building work. If we uncover additional items that need to be factored in such as electrical, drainage or plumbing updates we will advise as necessary.
5. Project Completion
Once the project is close to completion I ensure that the entire site is left tidy and according to your wishes. I can undertake all aspects of finishing up including waste disposable, landscaping, decorating and deep cleaning but I will agree with you in stage one at the start of the project. With any project there will be snagging issues, I will always be available to ensure these are fixed in the weeks, months post project completion.
